We supported a local landowner in preparing a masterplan, parameter plans and a Design and Access Statement for outline planning for this 140 home development on the edge of the historic village of Barkway, Hertfordshire.

A key feature of the site is the Chiltern Ridge which runs east-west along the northern edge of the site. The landscape around the site is shaped by Newsells Park, an estate and working stud farm to the north, and Cokenach Estate, a designated historic park and garden to the north east, which creates a grand wooded character to the eastern end of the site.

The design responds to the character of Barkway’s Conservation Area, and the site’s distinctive landscape setting and creates a new connection between Royston and Cambridge Roads to relieve congestion in the village centre.

The masterplan retains and integrates existing footpaths, bridleways and hedgerows to create a layout with a mature landscape character and connections to the surrounding countryside. A new village shop is proposed on the Cambridge Road frontage which will provide a much needed local amenity adjacent to the village hall.

The outline planning application was approved in December 2022.
