Leicester Waterside Regeneration

Alan Baxter was commissioned by Leicester City Council to prepare a Supplementary Planning Document and phase 1 planning application masterplan for Leicester Waterside, a 60 ha area located between the River Soar and the city centre.

The Waterside is a gateway to the city and has significant potential for economic and physical transformation to create a high quality residential-led mixed use neighbourhood which reconnects the city centre to the waterfront. Our integrated approach across urban design, heritage, transport and engineering issues supported the delivery of a site which has remained vacant for many years.

Following adoption of the SPD we prepared the masterplan for the phase 1 outline planning application. This will deliver around 500 residential units together with commercial and retail uses. Flood risk and ground contamination are key engineering considerations that have informed the masterplan in terms of creating additional flood storage, the application of SUDS and the physical level at which streets and buildings will be constructed in the future. The development is now on site.
