We acted as structural engineers and transport advisors for a new 1,650m2 community health centre with living accommodation above.
Designed in collaboration with Mæ Architects for Populo Living (a wholly-owned subsidiary of Newham Council) and built by Hill Group UK, Noele Gordon House provides 75 affordable one and two bedroom homes for later living. These new homes offer high quality accommodation and help to free up existing homes to families on Newham’s waiting list. 100% of the new homes are genuinely affordable, at London Affordable rent levels.
The scheme consists of two blocks: one nine and the other seven storeys tall. The first two floors accommodate a new community health centre with space for two GP surgeries, while the upper floors contain flats. A key part of the design is a communal lounge and landscaped garden for the residents located on the third floor between the two residential blocks and connecting the two.
Additionally, all the apartments feature private balconies offering views over the garden and of the adjacent streets. They have been designed to conform to HAPPI recommendations (Housing our Ageing Population Panel for Innovation), including level thresholds, generous circulation space, accessible furnishings and flexible layout that can accommodate live-in carers.
