Transport for London’s Listed Buildings & Property Development

Our ongoing working relationship with Transport for London has involved wide consultation on various conservation aspects of their diverse and highly-significant portfolio of properties.

Our ongoing works builds on work completed in 2019 for Transport for London, where we completed a Best Practice Guide regarding how any proposed commercial development may affect the significance and setting of their many heritage assets. The document provided introductory advice relating to the opportunities and challenges of creating new buildings alongside listed Underground stations, as well as setting out the hugely complex history of the Underground network in a succinct, easily accessible format.

At Arnos Grove, we first worked with TfL, and then Connected Living London and their architects Maccreanor Lavington, to inform heritage-led design of the iconic, Grade II* listed station’s adjacent car-parks for a residential-led development scheme of 162 homes. In 2022 we represented our client at Inquiry to the Planning Inspectorate contributing to a successful outcome for this beautiful, architecturally-responsive new phase in Arnos Grove's history.

At Bollo Lane, we advised on the submission of a hybrid planning application for 852 homes adjacent to TfL’s Grade II listed Acton Town Underground Station which was designed by the celebrated architect Charles Holden and is listed for its architectural and historical value. The scheme involved the introduction of tall buildings into an historically sensitive wider townscape including longer-range views from the Kew World Heritage site and many sensitive conservation areas. By developing and demonstrating a robust methodology, we were able to advise HOK architects and work with diverse heritage stakeholders and local authority officers across several boroughs to achieve a successful approval of this major West London scheme .

At Montford Place, we advised Hawkins\Brown with their 139 home, build-to-rent home scheme for Connected Living London. This sensitive former industrial site within a conservation area is positioned within the setting of several adjacent listed buildings and visible from key routes within the Kennington Conservation Area. Through comprehensive Heritage and Views Assessments, our work involved advising the design team as to the best way to respond to the character of the area and the significance and form of nearby listed buildings.

In 2018 we acted as heritage advisors to review whether there was a case for the above-ground building at White City Underground Station to become statutorily listed. We concluded that it lacked sufficient architectural interest for listing and successfully applied for a Certificate of Immunity, allowing Transport for London to develop its proposals for the future of the site with certainty. We have also advised TfL on the many diverse buildings across its historic estate, whether responding to external requests for listing or advising on suitable approaches to redevelopment.
