Andaz London Liverpool Street

The Grade II* listed Great Eastern Hotel, which forms the frontage to Liverpool Street Station, had been little altered since its completion in the late 19th century. It had a highly complex, multi-phase layout with awkward circulation and servicing arrangements.

In 1999, we worked as structural engineers alongside The Manser Practice and Conran + Partners to upgrade the hotel to a four-star, 267-bedroom hotel with associated business facilities and five restaurants.

Working within the complex pattern of the existing structure on an extremely constrained site, our design successfully integrated the new and the existing, creating a dramatic atrium in the heart of the building to radically improve circulation and provide the required public spaces. Additional bedrooms were also provided within a new two- and three-storey mansard roof spanning the complete building. The original mansard was replaced by three floors of bedrooms, with a curved outline to the roof which increased the number of bedrooms and provided better views. A new route allowing circulation in a figure-of-eight pattern revolved around a large central atrium, into which some of the bedrooms looked. This was partially formed from the space previously occupied by two lightwells and included lifts rising to the full height of the extended building. The work had to be carried out without closing the station concourse or its ticket office, which used basement areas of the building.

In 2022, Historic England expanded its listing for Liverpool Street Station. The Andaz hotel was upgraded from Grade II to Grade II*.
