Apex Gardens

Located on a busy junction at the corner of Tottenham High Road and Seven Sisters Road and adjacent to Seven Sisters Underground Station, we provided engineering advice for this 22-storey tower which accommodates 163 tenure-blind apartments.

We provided structural engineering, transport and movement advice for this important scheme which comprised 68 percent PRS and 32 percent affordable homes and was delivered as phase one of the Seven Sisters Regeneration Project.

The scheme comprises three buildings set around a new public square. In addition to the 22-storey tower, a six-storey building provides further affordable housing units and a row of affordable houses includes a retail component at its base, developed specifically for a local market operator. Our work as engineers required detailed coordination with a specialist consultants and fabricators. For example, to provide acoustic isolation to all the apartments whilst also providing adequate ventilation a sealed facade with Mechanical Ventilation Heat Recovery (MVHR) is integrated into the modular glazing system. The facade and the different apartments have a modular grid and there is the flexibility to adjust the planning organisation in the future to suit changing requirements.

As transport advisors, we worked closely with John McAslan + Partners to demonstrate how planning restrictions on the site could be developed to deliver substantially more residential accommodation. The scheme is car-free with only servicing taking place off-street, whilst on-street disabled parking ensures car access is retained for key tenants.

The project was shortlisted for a Haringey Design Award in the ‘Excellent Homes’ category.
