Gilston, North Harlow

The proposed new town in the Gilston Area, north of Harlow includes 10,000 homes arranged in seven villages. These make up a key part of the wider Harlow & Gilston Garden Town and are connected to it by new Sustainable Transport Corridors.

We have been associated with the development of the Gilston Area for over 20 years. We were first involved in an Enquiry by Design for the proposed new town in 2004, then as transport advisers to City & Provincial Properties from 2010 to promote their site for allocation in the East Herts Local Plan in 2018. Later we worked on behalf of the Briggens Estate and then Taylor Wimpey on the transport assessment for an outline planning application, consented in 2025, and the movement strategy for a detailed masterplan for Village 7. We are now supporting the detailed design for the first infrastructure and residential phases.

Gilston Area Village 7 will be a new neighbourhood with 1,500 homes, a mixed-use village centre and primary school, and generous supporting green infrastructure and leisure space. It will feature a sustainable transport hub at its centre and an extensive movement network prioritising walking, cycling and public transport connections across the Gilston Area and to nearby settlements.
