Guild Living is a partnership between Legal & General and experts in architecture, development, operations and wellness. It creates new later living developments in harmony with their wider urban context, located close to local High Street amenities and services. Our conservation team worked closely with the design team throughout the design process, engaging with the local planning authority through the pre-app process. We then prepared a Heritage, Townscape and Visual Impact Assessment to accompany an application for full planning permission being submitted to the London Borough of Hillingdon. The proposal for comprehensive redevelopment of the site close to Uxbridge High Street involves the demolition of existing big-box retail units to provide residential care accommodation, café, nursery, car parking, landscaping and associated works.

Our HTVIA noted how the new development would fit discretely into the existing urban fabric and preserve the setting of heritage assets, whilst greatly enhancing the townscape character of the immediate vicinity by replacing an under-used car park with a high-quality new building. The proposals received planning consent.
