Staples Corner

We worked with architects 5th Studio and RCKa to develop a Masterplan & Urban Design Framework for Staples Corner on behalf of the London Borough of Brent and provide transport and movement advice.

The project was delivered in collaboration with PRD and XCO2 and developed some of the improvement ideas generated by our initial work in producing a Public Realm Framework.

Located at the intersection of the North Circular (A406), the M1 and the Midland Main line, Staples Corner is an important strategic industrial location, serving London’s need for logistics and manufacturing.

The opening of Brent Cross West station in 2023 – the first major new mainline station in London in over a decade – brought this site to within 12 minutes of St Pancras via Thameslink and the emergence of a new town centre at nearby Brent Cross will further transform the area. Additionally, 6,700 homes and 25,000 jobs are proposed for the “Brent Cross Town” development nearby, so there is increasing pressure to intensify development and improve connectivity in Staples Corner.

This project established a viable industrial-led masterplan for the intensification of Staples Corner. The scheme will provide at least 2,200 new homes, industrial uses, landscaping and improved pedestrian links with nearby Brent Cross station. The new homes will be concentrated to the south of Staples Corner, with space provided for between 2,200 and 3,066 homes, equivalent to up to 316,000m2 of residential floor space. Residential blocks range in height between eight and 14 storeys tall to the north and three to four storeys to the south under the masterplan vision. Industrial capacity will be increased from 179,300m2 to 351,580m2.

The masterplan set out a shared vision, established through community and stakeholder engagement, with its main aims being to intensify industrial uses within the Strategic Industrial Land area to support business, employment and housing growth and establish an Urban Framework that can accommodate this mix of new uses.
