Farmstead Road, Bellingham

We provided engineering advice for the construction of 24 homes, designed to Passivhaus standards, on an infill site on the Bellingham Estate.

Designed for Phoenix Community Housing, the scheme supported affordable housing targets set out by London Borough of Lewisham and the Mayor of London and was designed to Passivhaus Low Energy Building Standard, drastically reducing residents’ energy bills.

The 1968m2 scheme, which replaced a two-storey terrace, comprises 18 two and three-bedroom homes available at London Affordable Rent and six two and three-bedroom shared ownership homes. We advised on the scheme as part of a design-and-build contract and took the project up to the appointment and engagement of the Contractor.

Architecturally, the new homes take inspiration from the surrounding context, which includes one of London’s few remaining Arts and Crafts-influenced estates. The project also features two gatehouse buildings which frame a new entrance to a larger apartment building at the back of the site.

The front three-storey houses have a frontage and scale similar to the existing low-rise terraces, while the larger apartment block adopts a symmetrical butterfly-shaped design, cranked to align with the estate’s geometric layout with a kinked plan, so creating an inward-facing orientation and reducing direct overlooking on to neighbouring properties.

The completion of Farmstead Road represents a significant milestone in Phoenix Community Housing’s mission to provide high-quality, affordable homes in Lewisham.
